Located in Pasadena, California, we draw inspirations from not only the rich architectural history in sunny Southern California, but also the diverse culture, food scene, fashion, and innovative industries. Our work also reflects our travels, which often become explorations of the built environment, human integration with nature, materials, relationship between food and interiors, refined and vernacular architecture. We live and work with humor, passion and love, and hope to share them with the people we encounter.

If you're still searching for a property to purchase, we can help you project the soft and hard costs based on your objectives, so you can have a more realistic financial analysis of each potential property. In many cases, we can provide preliminary feasibility analysis before close of escrow or engaging specialty consultants.

Architectural Design

We believe that solid planning will steer the project towards the right direction. From where to put your bathroom to what the zoning code lets you build, the architectural and planning should be determined early on for the design to flow seamlessly. Also, as a builder, we can value-engineer the scope tailoring to your budget.

Permitting

let's do it right

Every work done is an investment to your property, so it should not only be designed per code but also properly permitted when required. It can be simple as one visit to the city, or multiple steps of plan checks and hearings. Don't worry, it's not our first picnic. We will line up the consultants and rundown the checklist.

What we see in a picture of a beautiful space, entails lots of design decision making - from style, layout, colors, to materials, fixtures, shop drawings, to furniture and decor, maybe even the spoons and placemats... We understand that you will have a unique level of involvement, so we will be resourceful while staying flexible.
